by Joshua Hartley · NottinghamshireLiveAn empty Nottingham pub which has fallen into a "poor" state could be demolished and replaced with housing. Under recently submitted proposals the Bakersfield pub on Oakdale Road, Bakersfield, would be demolished and replaced by 14 new-build homes and a block of eight apartments.
Hockley Developments Ltd, which constructs supported living for vulnerable adults, owns the vacant venue. Planning documents suggest the condition and appearance of the pub, which was last used in 2021, was poor and was "detrimental to the local residents".
The company said it was an opportunity for the council to approve a "well-designed new residential scheme that will improve the character, housing mix and quality of the space". The prospective developer explained the scheme would use materials that would fit in with the wider area's character.

Hockley Developments Ltd had previously approached Nottingham City Council for pre-application advice on its initial plans. These plans were revised after city council planning officers deemed the proposals "too intensive" and raised concerns about access to Parkdale Playground behind the pub.
Peter Philip Developments, on behalf of Hockley Developments Ltd, said: "We feel that the proposed design scheme is a welcome addition to the area and is clearly a significant improvement from the mismatched garage appearance and provides a sustainable, varied housing development for assisted living needs by the council." The planning application is pending consideration by Nottingham City Council.
